How to interpret property records, report fields, matching, and sourced information.

Sources and classifications

A report can combine public-record data, county and tax information, authorized listing context where available, third-party sources, user-entered details, calculations, and automated analysis. Each source type can have different coverage, refresh timing, and terms.

A field displayed in a report is not a certification that the underlying source is complete, current, or correctly associated with the property.

Independent verification

Addresses, folios, parcels, ownership, taxes, square footage, permits, zoning, flood information, liens, violations, sale history, assessments, and similar information should be confirmed with the relevant official source or qualified professional before use in a material decision.

No report is a title search, title opinion, survey, inspection, appraisal, legal opinion, tax opinion, insurance determination, or guarantee that a property is free of defects, claims, liens, restrictions, or obligations.

Matching and freshness

Automated search and matching can return the wrong property or a partial result. Data may be delayed because an originating source has not yet updated, released, or licensed a record. Verify the property identity and the source date before relying on a result.
